ServicesRoof Replacement

Roof Replacement in Green Cove Springs

We replace roofs once we know exactly why the old one is failing. Rot in the decking, poor attic airflow or tired flashing can shorten a new roof's life. We find those first, put them in your estimate and build the new roof on sound ground.

When replacing the roof makes sense

A leak does not automatically mean a new roof. Plenty can be fixed, and we tell you when that is the case. A replacement is worth it when the shingles are worn out everywhere, when the decking below is failing, or when each repair leads straight to another.

We walk the roof, look in the attic and take photos before suggesting anything. You get a plain description of every layer, shingles through plywood, plus a written estimate that breaks the work into separate lines.

As a licensed general contractor, we pull a permit for each reroof. Everything is built to the Florida Building Code, and an inspector approves the work before we close the job.

What a replacement includes

Full tear-off
We remove the old roofing down to the deck rather than layering over it. That is the only way to see the wood and fix what the old roof was hiding.
Decking repair and re-nailing
Soft or delaminated sheets are cut out and replaced. Sound decking is fastened to current code, which matters when summer storms and tropical systems push wind across the roof.
Underlayment and water barrier
A sealed underlayment goes down before any shingle or panel. If wind ever lifts a few shingles, this layer keeps water out of your home.
Flashing, vents and edges
Valleys, walls, chimneys and pipe boots get new flashing, along with drip edge at the eaves. We also set the intake and exhaust vents so your attic can shed heat and moisture.
Your choice of finish
Most homes we replace get architectural shingles. If you are weighing a longer-lived option, our Metal Roofing page covers standing seam and other panel systems.

Signs your roof may be ready to replace

  • Granules in the gutters

Shingles shed their mineral coating as they age. When you find heavy grit in the gutters and bare, dark patches on the roof, the shingles are losing their sun protection.

  • Curling or cracked shingles

Florida heat bakes asphalt over the years. Edges that curl up or tabs that crack across many slopes point to wear across the roof, not one bad spot.

  • Ceiling stains in several rooms

A single drip usually traces back to a cracked pipe boot or a loose piece of flashing, and that is a repair. When marks show up in the bedroom, the hall and the living room at once, the roof covering itself has usually worn out.

  • A spongy feel underfoot

Decking that flexes when walked on has often been soaking up moisture for a while. That wood has to come out, and it is hard to do properly without a new roof.

  • Repairs that keep coming back

If you have patched the same roof several times in a few years, the money may be better spent on replacement. We will lay out both paths so you can compare them.

What goes into a replacement price

Your price comes from measurements we take at the house and the condition we see, not a rate sheet. The decking is usually the hardest part to predict, so we check the attic before we quote. If spreading the cost out would help, financing is available.

Roof size and slope

The size of the roof sets how many shingles, how much underlayment and how many crew hours it takes. Steeper slopes need harnesses, roof jacks and slower footing, which lengthens each workday.

State of the decking

The estimate includes a per-sheet allowance for new wood. You are charged only for sheets that truly need replacing, and we photograph every one.

Material you choose

Architectural shingles, higher-grade shingle lines and metal panels each come with their own price and life span. We weigh them for your house when we talk.

Old layers and roof features

Removing two old layers takes more time than removing one. Chimneys, skylights, dormers and lots of valleys mean more flashing to install.

The steps of a replacement

  1. 1

    Look first, then estimate

We check the roof, the attic and the gutters and tell you what is behind the problem. Materials, the decking allowance and permit costs each get their own line in your estimate.

  2. 2

    Permit filed, materials ordered

We take care of the permit and order materials in the color and profile you picked. Once the forecast looks steady, we lock in the start date with you.

  3. 3

Removing the old roof and fixing the deck

We lay tarps over shrubs and the driveway before tear-off begins. Any decking we uncover gets repaired that same day, so your house is never left open overnight.

  4. 4

    New roof goes on

First underlayment, then flashing and vents, then the new roofing. Most shingle reroofs take one to three working days, with big or steep roofs taking the most time.

  5. 5

    Cleanup and sign-off

We roll a magnet over the lawn, beds and driveway to catch loose fasteners, then load up the old roofing and haul it away. Together we look over the new roof so you can see the flashing and ridge closely. After that, the building inspector closes out the permit.

New roof questions

Do I need a new roof or just a repair?

The roof's age is not the deciding factor; our findings are. Damage limited to one area over sound decking is usually a job for our Roof Repair service. When every slope is worn out or the wood underneath is failing, replacement is the fix that lasts.

Can my family stay home while you work?

Most stay put. Tear-off is noisy, and cars should be moved out of the driveway. We cover plants and walkways and clean up at the end of each day.

Will my insurance pay for a new roof?

That depends on your policy and what caused the damage. When wind or a falling limb is to blame, we work with your insurance adjuster directly and give them our photos and measurements. The adjuster decides coverage, not us. Our Storm Damage Repair page walks through how it works.

What happens if rain comes during the job?

We tear off only what we can dry in before the day ends. Afternoon storms are common here in summer, so we start early and keep tarps up on the roof, ready to use.

Can I finance a new roof?

Yes. We go over the financing options with you when we review your estimate together.
