Green Cove Springs Metal Roofs, Put On and Repaired Carefully

We put on standing seam and exposed-fastener metal roofs and fix the ones already on your house. First we learn why your current roof is failing, so the panels, fasteners and flashing we install solve the actual problem.

When metal is the right roof for your home

Metal sheds rain fast, handles high wind when it is fastened correctly, and can outlast more than one shingle roof. It is not the right call for every house. Low slopes, complicated rooflines and tight budgets all change the answer, and we tell you plainly when shingles or a simple repair would serve you better.

Most metal roof problems we see are not panel failures. They are fasteners whose rubber washers have dried out in the sun, sealant that has let go at a lap, or flashing at a wall that was never detailed for metal. We look for that cause before we quote, because new panels over a flashing mistake only move the leak.

We are a licensed general contractor. On every new metal roof we pull the permit and build to the Florida Building Code.

What comes with a metal roof from us

Standing seam versus exposed-fastener panels
Standing seam tucks its fasteners beneath raised seams, on clips that allow the panels to expand and contract with heat. Exposed-fastener panels like 5V crimp are cheaper at the start but need their fasteners checked over time. We weigh both against your roof.
Underlayment rated for heat
Florida summers make metal very hot. We use a synthetic underlayment built for those temperatures so it will not soften or stick to the panels.
Solid decking beneath each panel
Once the old roof is off, we check the deck one sheet at a time and replace any that are soft or delaminated. Every replaced sheet appears in your photos with the reason we changed it.
Metal-specific trim, closures and flashing
Ridge closures, eave trim, sidewall flashing and pipe boots are shaped to the panel profile instead of carried over from shingle work. These pieces determine whether a metal roof keeps water out.
Fixes for metal roofs already in place
We swap worn fasteners, reseal laps, replace damaged panels and correct flashing, even on roofs put on by other crews.
Daily pickup of loose screws
Cutting and screwing down metal leaves screws and sharp shavings behind. Each afternoon before leaving, the crew rolls a magnet across the lawn, beds and driveway to gather them up.

When a metal roof needs a look

  • Leaks in line with the screws

Drips that track a row of fasteners usually point to cracked washers. Fresh fasteners a size up often fix it with no new panels needed.

  • Rust on panel edges or overlaps

Surface rust at the ends and overlaps of panels marks where water lingers. Treated early, it can be stopped. Ignored, it eats through the metal.

  • Trim raised after high wind

Ridge cap and eave trim are the first places wind gets underneath, and once they lift, rain blows in sideways. If a storm caused it, see our Storm Damage Repair page for how we work with your adjuster.

  • Chalky residue on the finish

Fading alone is only about looks. If the finish leaves a powder on your fingers, the paint is breaking down and the steel underneath is less protected.

  • Water marks by a wall or chimney

Stains where the roof meets a wall nearly always mean a flashing problem rather than a panel problem.

How a metal roof job runs

  1. 1

A look at the roof and the attic

We check the roof surface, the flashing and the underside of the decking from the attic. That is usually where the real cause shows itself.

  2. 2

    Options and a written estimate

You choose panel profile, gauge, finish and color, and each choice carries its own priced line. If paying over time suits you better, ask us about financing.

  3. 3

    Panels ordered to your measurements

Panels are cut to the lengths we measured, so seams run unbroken from eave to ridge wherever the roof allows. We handle the permit paperwork while they are made.

  4. 4

Tear-off in sections, dried in as we go

We strip the old roof a section at a time and get underlayment down on each one before the crew stops for the day. No bare decking sits out overnight or through an afternoon shower.

  5. 5

Panels, trim and a final walk-through

Panels, closures and flashing go on, the inspector signs off, and we walk the finished roof with you.

What shapes the price of a metal roof

Metal costs more to install than shingles, and the spread between two metal jobs can be wide. We price it after we have seen the roof, with each part broken out so you can see where the money goes.

Panel type and gauge
Standing seam on concealed clips costs more than exposed-fastener panels. Heavier 24-gauge steel costs more than 26-gauge.
Finish
Premium painted finishes hold their color longer in strong sun than basic coatings, and they are priced to match.
Roof shape
Every valley, hip, dormer and skylight adds trim and hand-fitted flashing. A plain gable roof goes faster.
What is underneath
Rotted decking or an extra layer of old shingles has to come off and be dealt with before panels go down.
Repair or new roof
Refastening and resealing an existing metal roof is a small fraction of the work of a new one, and we tell you when that is enough.

Common metal roof questions

Something not covered here? (904) 584-3674

Will rain be noisy on a metal roof?

Laid over solid decking and underlayment, metal sounds about the same as shingles in the rain. The noisy roofs most people picture are panels screwed to open framing on sheds and barns. We do not install a house roof that way.

Does metal make a house hotter?

No. Metal bounces back a lot of sunlight, more so in light colors, and it sheds heat fast once the sun goes down. Attic ventilation counts as much as color, so we look at it during the estimate visit.

Can metal go right over my shingles?

Code allows it in some cases, but we generally advise tearing off. Covering the old roof hides the decking, and on older homes that is where a lot of trouble begins. We prefer to see it and fix it the first time.

Will you repair a metal roof another company put on?

Yes. We find where the leak starts, whether at fasteners, a lap, a pipe boot or flashing, and repair that spot. If the roof needs more than that, our photos show you why.

How well does metal stand up to hurricane winds?

Metal does very well when it is fastened in the right pattern with clips spaced for the design wind speed. That fastening schedule is written into the permit, and the inspector checks it before signing off.
